Resident Application and Onboarding Policy

This policy covers the fundamental elements of Kallos Resident application process. Please note, Kallos only provides information and general opinion on application decisions, as any Resident approval decision is ultimately made by the Property Owner.

Application Submission

You must be at least 18 years of age or older to submit an application to Kallos. Such application will include submission to a background check, which may include criminal, financial, and credit history. All applications must be complete and free from false information, or you will be denied.

You apply through a Kallos' designated application link that is provided through electronic communications (either email or text). Each application requires a fee of $55 per applicant. Application fees are refundable only under specific circumstances in compliance with California Civil Code 1950.6. You will receive an itemized receipt for application fee payments. If your application fee is collected but your application is not screened, your fee will be refunded in full within seven (7) days of selecting a tenant or thirty (30) days of your application submission, whichever occurs first.

Required Financial & Identification Information

As part of the application process, Kallos requires all prospective Residents to complete a Personal Identification Verification and submit to a bank statement report.

Applicants are required to provide two of the following proofs of income:

  • Salaried or Hourly Applicants: Provide your two most recent pay stubs. Pay documentation must be issued as an official pay statement. Screenshots are not accepted.
  • Applicants Starting a New Job: Provide a copy of your offer letter on company letterhead, signed by an authorized company representative, and stating your start date, position/title, salary, and the representative's phone number. The offer letter must be dated within thirty (30) days of your rental application. Screenshots or photos of forms are not accepted.
  • Self-Employed Applicants: Please provide your most recent W-2, 1099, or federal income tax return. In addition, please submit bank statements for the most recent two (2) months. Screenshots or photos of forms are not accepted.
  • Varied or Commission-Based Income: If your income is commission-based or otherwise fluctuates month-to-month, please provide your three (3) most recent months of pay stubs and bank statements for the most recent two (2) months. Screenshots or photos of forms are not accepted.
  • Additional Sources of Income: Acceptable proof of additional income may include, as applicable, copies of court orders and award letters for child support or alimony, or benefit/earnings statements for SSI, disability, pension, or retirement income. You must also provide your two (2) most recent bank statements showing deposits reflecting such income. Screenshots or photos of forms are not accepted.
  • Housing Voucher Holders: Consistent with SB 267, applicants using housing vouchers must demonstrate the ability to pay the tenant portion of rent approved by the applicable Housing Authority. Acceptable proof may include pay stubs, bank statements, or other lawful documentation evidencing financial capacity. Please also provide a copy of your housing voucher reflecting the rent amount authorized by the Housing Authority. Bank statements must clearly identify income sources and deposits. Submit bank statements for the prior two (2) months, including all pages. Screenshots or photos of forms are not accepted.

Potential Additional Information

If applicant income or financial status does not qualify for approval, Kallos may ask applicants for additional information:

  • Co-signer or Guarantor: If applicant does not meet minimum qualifications, a co-signer or guarantor could be added to the application so that the applicant meets the minimum qualifications. A co-signer or guarantor must go through the same application requirements mentioned above. The co-signer or guarantor should have income greater than 5x the monthly rent or liquid assets greater than 80x the monthly rent. Co-signer or guarantor should also have a credit score of at least 650.
  • Savings: If applicants do not have enough income, the applicant's savings or liquid assets should be at least 80x the monthly rent.

Please Note: An application will not be considered finalized until you have completed all elements identified in this application. This applies to multiple Resident applications as well, wherein all Residents applying as co-tenants in a property must complete the application in order for any Resident of the group to be considered. You have the right to request additional time such as for translation or a reasonable accommodation for a disability, or an alternative method of application and payment if needed.

Screening Criteria & Minimum Qualifications

  • Income or Savings: Applicant household's gross monthly income should be at least three (3) times the monthly rent. Alternatively, the applicant may qualify by demonstrating savings or other liquid assets equal to at least eighty (80) times the monthly rent. A combination of income and assets may be considered; however, only lawful, verifiable sources of income and savings will be evaluated.
  • Credit Report: A credit report is required for all applicants, and preference may be given to applicants with a credit score of 650 or higher. Adverse credit history—including charge-offs, unpaid debts, or a pattern of delinquent payments—may require a written explanation and may be grounds for denial.
  • SB 267 Compliance for Housing Voucher Holders: Consistent with SB 267, applicants receiving a government subsidy are not evaluated based on credit history as part of the screening process. In lieu of credit history, such applicants may submit lawful, verifiable alternative evidence demonstrating their ability to pay the tenant portion of rent. Acceptable documentation may include, without limitation, proof of government benefit payments, payment records, and bank statements.
  • Credit Report Source and Notice: Kallos will obtain a consumer credit report directly from TransUnion (www.transunion.com; 800-916-8800). Applicant-provided copies of credit reports will not be accepted. If an application is denied based in whole or in part on the TransUnion report, the applicant will be provided notice and a free copy of the report, as required by law. Kallos does not accept reusable tenant screening reports under California Civil Code § 1950.1; all applicants are screened through Kallos's designated screening provider.
  • Background Check: Applicants may be required to undergo a background check, except where prohibited by applicable city, county, or state law. An adverse background screening result may be grounds for denial, subject to applicable legal requirements.
  • Rental History: Applicants must demonstrate a history of timely rent or mortgage payments, appropriate care of prior residences, and no pattern of documented neighbor complaints. Prior evictions may be grounds for denial.
  • References: Applicants may be required to provide references from prior housing provider(s) and employer(s) covering at least the preceding twelve (12) to twenty-four (24) months. An application will be deemed incomplete unless references are provided with accurate names, phone numbers, and email addresses. Negative references, or an inability to verify references after reasonable efforts, may be grounds for denial.
  • Lease Start Date: Applicants are strongly encouraged to be prepared to commence the lease within fourteen (14) to twenty-one (21) days of the application date.
  • If Minimum Qualifications Are Not Met: If an applicant does not meet the foregoing criteria, Kallos may, in its discretion and as permitted by law, request a Co-Signer or Guarantor. Any co-signer or guarantor must submit a separate application and satisfy the same screening requirements. As a minimum, the co-signer/guarantor should demonstrate gross monthly income of at least five (5) times the monthly rent and a credit score of 650 or higher.

Kallos provides a link to these screening criteria to all applicants as part of the application process, before any application fee is collected.

Selection Process & Lease Signing

When multiple qualified applications are received for a rental unit, Kallos will prioritize selection based on: (i) the earliest completed application; (ii) the earliest proposed lease commencement date; and (iii) the rental rate the applicant is willing to pay.

If the selected qualified applicant declines the rental unit, Kallos will extend consideration to the next qualified applicant in order of priority, and will continue this process until the unit is leased.

If an applicant is offered the unit, the unit may remain actively marketed and shown until the applicant (i) executes the lease and (ii) payment of the security deposit and any initial rent payment have processed.

  • Lease Signing: Leases are delivered and executed electronically. Applicants generally have twenty-four (24) to forty-eight (48) hours to review and sign the lease, after which the offer and/or application may be withdrawn or canceled.
  • Security Deposit: The security deposit and initial rent payment must be paid online through Kallos' tenant payment portal and is due within twenty-four (24) to forty-eight (48) hours after the lease is delivered. Failure to timely remit such payments may result in cancellation of the application.
  • Lease Execution and Security Deposit Deadline: Applicants are provided a single twenty-four (24) to forty-eight (48) hour window to review and sign the lease and to remit the security deposit in order to secure the property. The property will remain on the market until these requirements are satisfied, and failure to complete both actions within the applicable timeframe may result in cancellation of the application.

Additional Important Information

  • Important Note: Move-in may be delayed if rent has not been received and credited to Kallos' bank account. Timely payment is required to ensure move-in occurs on the scheduled date.
  • Security Deposit: The security deposit must be paid online through Kallos' tenant portal and is due within twenty-four (24) to forty-eight (48) hours after the lease is delivered. The security deposit may be up to one (1) month's rent. Keys will not be released and move-in will not be permitted until the security deposit has fully cleared and been deposited into Kallos' trust account. Kallos is not responsible for any delay in move-in resulting from insufficient funds, payment processing delays, or failure of funds to settle into the trust account.
  • First Month's Rent: First month's rent must be paid online through Kallos' tenant portal and will be prorated based on the lease commencement date. First month's rent is due on the lease start date.
  • Other Move-In Costs (if applicable): Any pet deposit, if required, is due at the same time as the security deposit. Any non-refundable HOA-required move-in fees or deposits are typically due prior to the lease start date.
  • Rental Payments: Ongoing rent payments must be made online through Kallos' tenant portal and are due on the first (1st) day of each month.

Non-Discrimination Policy

In accordance with applicable federal, state, and local fair housing laws, regulations, and Kallos policy, Kallos does not discriminate on the basis of race, color, ancestry, national origin, religion, sex, sexual orientation, gender, gender identity, gender expression, marital status, familial status, source of income, disability (mental or physical), medical condition, citizenship, primary language, immigration status, military or veteran status, age, or criminal history where consideration of such history is prohibited or not legally relevant in the applicable jurisdiction.
