You will be assigned a personal, licensed Real Estate support agent who will be there to support you. At any time, you can put time on their calendar, or just call directly, to answer any questions you have.

Also, in the event you need something urgent after-hours and it can’t be answered by information in your portal, we have a 24/7 service that can take your call.

Vendor Qualifications

Kallos strives to handle as many issues as possible with our in-house maintenance staff. However, for issues that exceed our expertise, we engage with our approved vendor support partners. We have established relationships with the best vendors in our Regions, and ensure each demonstrate they are licensed, insured, experienced, and reputable in their trade.

Issue Management

At no additional mark-up to you, we employ a structured and streamlined issue reporting process that quickly intakes, assesses, delegates, and resolves issues reported by our Residents. And we ensure that you are properly consulted along the way.

Resident Management
Resident Experience Monitoring

We maintain routine communications with Residents and perform mid-lease property inspections to maintain visibility into property condition and Resident's lease agreement obligations.

Payment Processing

Our payment notification, collection, and processing system is designed to streamline funding to your account, as well as mitigate potential delinquent or late payments. We typically have funds disbursed into your account by the 7th day of the month.

Lease Renewals and Relistings

Based on the Resident experience and Owner preference — when the lease is near its term, we communicate to Residents their end of lease options in compliance with applicable law, including renewal options. In the event Residents do not renew, we handle all aspects of property turn over and re-listing for you — including move out inspections, security deposit management, general property inspection, necessary property repairs, and property re-listing.
