Typical referral programs are complicated. Most property managers either offer no referral benefit, or take years to pay you. Sometimes as long as 5 years.

We make it simple. Kallos pays in one lump sum, 15 days after the third month’s rent is collected. No clawbacks, no waiting, no confusion.

Illustrations only. The actual payout is calculated on the first month’s rent collected on each door, and is paid only once the third month’s rent and fee have been collected. If the management agreement ends before then, no payout is owed on that door.

The Non-Representation Covenant

We commit to three things.

  1. Non-representation

    Kallos will never represent the referred owner in any sale or purchase of the referred property. Never.

  2. Management scope only

    Our communications with your client will focus on the management of the property and providing guidance in their best interest. No listing solicitation, ever.

  3. Inquiries return to you

    If the owner raises a sale or purchase with us, the inquiry is referred back to you, with no referral fee taken by Kallos on the resulting transaction.

Your Leasing Commission

You keep earning on leasing commission.

If you are a leasing agent, we want you to keep earning tenant placement commissions. So if you place any tenant, you keep your full commission at whatever rate you negotiated with the property owner. At any new placement, we continue to work with you, so you can keep earning.

We connect with the owner

We engage with the owner directly and explain how our services fit them. You are copied on every touchpoint from the first email forward, so nothing happens with your client that you cannot see.

They sign, then you get paid

Once Kallos collects the third month’s rent and fee on a referred door, we pay you 20% of that door’s first month’s rent within 15 days. More doors from the same owner are paid on the same terms.

Questions

When and how is the payout made?

Within 15 days after Kallos collects the third month’s rent and management fee on the referred door.

What happens if my client sells, or moves to another manager?

If the management agreement ends before Kallos collects the third month’s rent and fee on a door, no payout is owed on that door.

Once a door has been paid, the payout is yours regardless of what happens to the agreement afterwards. Nothing is paid before the third month is collected, so there is nothing to claw back.

If I lease the property, do I still keep my leasing commission?

Yes. Your leasing commission is yours in full and is separate from the referral payout, and the two do not offset each other. Kallos takes over management after the lease is signed and coordinates around you at renewal.

Which properties qualify?

Residential rental property in our Orange County service area: single-family, ADUs, condominiums, two-to-four unit buildings and small multifamily. The fee structure is identical across all of them: a flat 5% of collected rent, $195 per month minimum. If you are unsure whether something fits, send it and we will tell you.

Does my client need to commit before I refer them?

No. Send the introduction at whatever stage the conversation is at. There is no cost and no obligation to the owner, and your referral is registered from the moment we receive it, not from the moment the owner signs.

Are there fees, minimums, caps or exclusivity requirements?

None. There is no cost to participate, no minimum number of referrals, no cap on the doors you refer or what you earn, and no exclusivity, so you are free to refer to other managers at the same time. On the owner’s side there is no placement fee, no renewal fee, no setup fee, no maintenance markup and no termination fee.
