What information is provided through the online portal for Owners?

Owners receive secure portal access to view real-time property performance and account activity, including statements, reports, maintenance updates, and shared documents. The portal provides a centralized, transparent view of key property information so owners can stay informed at their convenience.

When you join Kallos, you will be assigned a support agent who is a licensed Real Estate Salesperon with the state of California. Your agent will guide you through onboarding, and be the human touch whenever you need it during your partnership with Kallos. At any time you will be able to call or easily schedule a time on their calendar to connect. 

Kallos is a platform partner with SureVestor. This partnership allows you to be the beneficiary of their ProtectionPlus bundle not available to you otherwise. The bundle provides added protection against tenant malicious damage, lost rent, and eviction-related expenses, along with $1,000,000 in GL coverage,  greatly reducing your risk and worry.

Kallos Competitive Advantage

Simple: We keep pricing simple. One fee for Resident Placement, and one fee for Property Management. No other fees.

Resident Placement

A one-time placement fee of 30% of a month's rent, and is only charged once the first month's rent is provided. No charge for same Resident renewals.

Property Management

A 3% monthly management fee to cover our ongoing day-to-day maintenance and management of your property.

Market Report

How is my the price of property in the Market Report estimated?

Kallos uses your specific address to gather local geolocation data for the real estate market in your area and develop an estimate that is specific to your property.

Real-time real estate data can change at any time, however, the price estimate is based on information from the industry standards for market data providers. 

The price estimate is a great indicator and starting point in evaluating the price for your property. However, we always perform a pricing review with you before we list your property to make sure its set at the right price for you.  

Resident Placement

What information do you gather as part of your screening process?

Our screening process covers Identify Verification, Background Check, Criminal Check, Credit Report Check, Income Verification, Employment Verification, and more. 

Kallos evaluates all Residents holistically based on your requirements and applicable law. In general though, Kallos looks for prospective Residents that have 3x monthly rent in income, 3x monthly rent in liquid savings, verified employment, 650+ credit score, as well as a clean background, criminal history, and eviction record.

Once we agree on the price and listing for your property, Kallos will provide you with a prospective Resident that meets the qualifications for renting your property within 15 days of syndication, or you will not be charged any Resident Placement fee.*

Pricing

How do you collect fees?

Fees are collected by deducting from Resident rent payments prior to disbursement to your account.

Kallos has invested in developing AI-forward processes for streamlining traditional property management operations that other providers do not have. This leads to efficiencies and savings that we then pass to you. Our pricing is a feature of our model, and not at all an indicator of poor service.
